简介:
To identify the problems and opportunities in the design, construction and operation of mega-tall buildings, United Technology Research Center in China (UTRCC) has committed a research team in Tongji University to collect information through a series of interviews. The interviewees are various stakeholders participating in the design, construction and maintenance of a high-rise building, including developer, designer (architect, MEP engineer), facility manager, etc. For each type of stake holder, a set of specific questions were designed and raised, with the intention to cover as many aspects as possible. In total, six interviews were conducted during this process, in which seven buildings located in five areas are involved. The findings show that when the building height reaches mega-tall level, both the first time investment cost and the operation cost significantly increase. Splitting the operation cost by end uses, the percentage of the building service equipment increases. Furthermore, the unique structure, internal space organization, and requirements of the developers have all contributed to multiple unique problems in the design, construction and operation of high-rise buildings. To solve these problems, a set of methods, tools, and products that don’t exist yet are needed. In terms of this, there are significant opportunities for researchers, product manufactures, design and consulting companies that are related with buildings.
